An Equestrian business built to a high standard with excellent facilities and close to local amenities. The house is in need of finishing but will provide spacious 4 bedroom accommodation.

The nearest village is 1 km and has a primary school, post office, small grocery store, restaurant and pub.

The next village is 5km and has a secondary school, police station, supermarkets (there's another just 3km from the property). It also has a petrol station, banks, various stores, cinema, doctors and childcare centre.

The nearest large town is Vienne, 20km, with 30,000 inhabitants. Subprefecture of the département, so has all the administrative services one might need. There is a large choice of hypermarkets and stores, several private and public high schools, hospitals (public & private).

Lyon, 50km with 500,000 inhabitants is the capital of the Rhône-Alpes region, which is the 2nd largest, most populated and most economically dynamic French region after the Paris area. Needless to say, absolutely everything can be found there, including an extremely large choice of prestigious universities and schools (business, engineering, …) and also English-speaking schools.


A “Center Parcs” is being built in Roybon, 30km away. The local village has many fishing lakes. Small fish and crayfish can be found in the stream that runs through the property (approx. 400m). There is a public swimming pool 5km away.

Meyrieu-les-Etang has very nice lakes and facilities; it's only 25km away. There are many others in the area.

All the ski resorts of the Alps are 1h 30 - 2h 30 away.

The Mediterranean Sea is equally close (2h 30 to reach Marseille or Montpellier).

Just 1h away is the Vercors (French pre-Alps), which offers wonderful scenery, many hiking opportunities and also a few ski resorts.

The property is 15 mins away from an A7 junction (the main motorway in the region, that connects Lyon to Marseille).


Primary school in village, quiet roads with little traffic, safe enough for the kids to walk or cycle. Secondary school is 5km away.


The property is an equestrian centre, built to a high standard.

The manège (indoor school) is 60m x 20m and completely covered with a magnificent timber structure. It has a hanging kick wall all around it (including for the door). It is not drained as it's not exposed to rain.

The outdoor arena is 72m x 34m, enclosed by a wooden fence. It has an automatic watering system and is drained.

There are 32 x 12m² boxes, with “Laake” fronts and walls. All boxes are equipped with automatic troughs.

A farrier comes to the stables every other week; there are several who work in the area.
There are several equine vets in the area, in Saint-Jean de Bournay; la Tour du Pin; or Saint-Symphorien d'Ozon. Additionally, the national veterinary school in Marcy l'Etoile (near Lyon) has some of the best infrastructure and surgeons in the country, if surgery is required.
Many competitions are organized in the region. One can easily find a contest every weekend, be it in dressage or jumping.

A new heating system has been installed (air to water heat pump). The pump is in place, the hose still needs to be laid out.

The Land
22 Ha of pasture all in one piece, some slightly rolling, with another 1 Ha of forest, about 1km away from the property. All 9 km of fences are electrified. The fence consists of 3 tiers of electric tape plus a top wire to prevent the horses from getting too close to the fences (see photos).
A stream goes through the property (approx. 400m). It is on average 2 meters wide and has water throughout the year (more in winter but still a fair amount in the summer; it's supplied by large ponds). It is 20-30cm deep in most places, but in some places more than that. In the summer, horses can be taken in to cool them down as the water reaches more than halfway up their legs. There are small fish in the stream, breed unknown.

The house is connected to the mains water system and a well has also been bored.  A very thorough plumbing system is in place enabling the switching of water sources for the various equipment. For instance, one can choose to supply the stables or outside troughs with water from the drinking water system or from the well.

All meadows are equipped with automatic troughs. The 6 meadows that have field shelters are equipped with antifreeze systems.

The jumping yard has an automatic watering system.

The indoor manège and round pen have hoses (of fire hose kind).

There are also intakes connected to the agricultural water system throughout the property, to irrigate the fields. Although they have never been used, the land is good and there's enough rain in all seasons to keep the grass green.

A septic tank with sewage farms was built in 2011. It conforms to the requirements that came into effect on January 1st 2016.

All the facilities on the site were created by the present owners.  Only the 4 shell walls of the house predate 2011, the rest of the house having been completely refitted.

Income Potential
The stables currently rent out for €450 per month, grazing for €200 per month.  The property can generate revenues in excess of €15,000 per month.

Taxes Foncières: €1200 per year for the house and the land.
