The property was completely renovated in the 1990s and created the House and attached Gite. Mains Water supply, Electricity and Telephone are all connected. There is also a sweet water Well with a ready supply for the horses near the Barn. A Fosse Septique deals with the waste water from the house and Gite.

Further improvements were carried out in approximately from 2002 including recovering the roof over the Gite and over the separate Studio above the Workshop with a waterproof membrane and new tiles, installation of oil fired central heating in the House, adding 3 stables with a concrete hardstanding. Double-glazed windows are fitted throughout, and a new oak front door fitted last year. A new wood-burner was installed last year.

The nearest Village is St Jean sur Erve. It has a church, mairie, restaurant, a village shop, and an Ecole Primaire.

The nearest large towns are Vaiges (8.2 km), Ste Suzanne (10.1 km), Evron (17.3 km), Laval (30.3 km) and Le Mans (44.3 km). All have supermarkets, boulangeries, boucheries, doctors, restaurants, hairdressers, pharmacies and churches. Laval and Le Mans are huge and have everything.

Tourist facilities – Each commune has a public lake which can be fished by the commune residents and there are many large private lakes with coarse fishing for large carp and catfish in the area. Swimming pools are in Ste Suzanne, Evron, Laval etc and public free swimming lakes are at Gue de Selle near Evron and further afield at Sille de Guillaume and at other places. There are leisure parks and publicly accessible forests in the area as well as Grottos at Saulges and many Chateaux. Everywhere is accessible by car and there are a good selection of restaurants, plus riding schools, biking routes, historic buildings and prehistoric sites available. Ste Suzanne is now a regional centre for tourism and has an excellent museum in its Chateau with information on the whole area, including geology and history. Ste Suzanne was besieged by the English and the Normans in 1058.

St Jean sur Erve has a new Ecole Primaire, secondary education is in Evron, University Education is in Laval, Le Mans and Rennes and other cities (dependant upon discipline). Buses collect children from the remote homes and take them to Primaire and Secondary Schools.

Feed supplies for Horses and other Animals are in Vaiges, Evron and other nearby towns and villages. Farrier services are generally mobile, Vets are in Vaiges, Evron and other towns. There are many Equestrian centres in the area, ranging from riding schools, dressage and trotting.


The ground floor rooms in the House are tiled and they have exposed beam ceilings. The upper rooms within the insulated roof space, comprise a main bedroom with ensuite shower room, two single bedrooms and a separate bathroom. All the rooms have radiators heated by the oil-fired central heating system.

The Land

Water Supply – Mains pressurised water is connected to the House, Gite and Stables. A sweet water well is situated alongside the northwest corner of the Barn and can be used to supply water for Animals.
Waste water from the House and Gite is collected into a Fosse Septique situated in the east side garden with an overflow onto the property's land next to the garden area. The Fosse Septique is inspected every 5 years by Veolia on behalf of the Commune.

Taxe Fonciere and Taxe d'Habitation are both exactly 1000 Euros for 2017.
