A superb equestrian property dating from c.1800. Approached by its own gated driveway, the property is in beautiful condition and located in a secluded and private position with no immediate neighbours, yet within easy reach of the large regional towns of Saint-Lô (National Stud) and Caen, which with its top-flight equestrian facilities, will host the FEI World Equestrian Games in 2014.

Access to the Caen-Rennes Autoroute (A84) is just 10 km; the drive from Calais (3½ hours) is on Autoroutes almost all the way.

The property has been in careful British ownership since 2002. During this period various improvements have been carried out including upgrading of electrics and central heating, re-fitting of the kitchen to a high standard, and new fittings to the main bathroom.

EQUESTRIAN
One of France’s great National Studs is located at St. Lo (22 km). Here there are top horse vets who speak fluent English. The local small towns at 6 to 10 km have small animal vets.

Horse feed can be bought in the local village. Saddlery, tack and equipment from nearby ‘Normandie Equestre’ and at St Lo, and the local ‘Agrials’.

There is excellent outriding from near the property on a network of chemins ruraux.

At St. Lo there are regular show jumping and dressage competitions at all levels.

THE PADDOCKS

The balance of the land is divided into five paddocks, four with substantial post & rail fencing and 5-bar gates. All posts are fixed in concrete, and all rails are coach-bolted to the posts. The fifth paddock is enclosed by electric fence.
One of the paddocks boasts an international-sized (60m x 20m) sand arena installed in 2007. A comprehensive drainage network laid prior to installation of the base, membranes and surface sand, ensures superior drainage. Despite the heavy rain of recent winters, there has never been any standing water on the arena.

The total site extends to approximately 3.9 hectares (9.63 acres).
