A superb equestrian property dating from c.1800. Approached by its own gated driveway, the property is in beautiful condition and located in a secluded and private position with no immediate neighbours, yet within easy reach of the large regional towns of Saint-Lô (National Stud) and Caen, which with its top-flight equestrian facilities, will host the FEI World Equestrian Games in 2014.

Access to the Caen-Rennes Autoroute (A84) is just 10 km; the drive from Calais (3½ hours) is on Autoroutes almost all the way.

The property has been in careful British ownership since 2002. During this period various improvements have been carried out including upgrading of electrics and central heating, re-fitting of the kitchen to a high standard, and new fittings to the main bathroom.

This house is approached along its private driveway and has excellent dimensions and character; it is a small chateau, the principal house in this part of the commune and clearly once the centre of a considerable estate – hence its well chosen and mature site of basically level and gently sloping land, which descends gradually to a stream and large wood adjoining the property to the rear. This is a mature, beautiful site with fine trees, old hedgerows and a lovely pond.

There is a choice of local shopping: the local village at 6 km has a bank and a supermarket. The small town 10 km away has a large Carrefour supermarket, a Lidl supermarket plus butchers, bakers, restaurants and bars.

There is a dentist 6 km away and English speaking doctors within 10 km.

There are local primary and infant schools for which a bus service collects from the gates. There is an International Private School at Bayeux, and an excellent private French school at St Lo ( Institut St Lo ).

One of France’s great National Studs is located at St. Lo (22 km). Here there are top horse vets who speak fluent English. The local small towns at 6 to 10 km have small animal vets.

Horse feed can be bought in the local village. Saddlery, tack and equipment from nearby ‘Normandie Equestre’ and at St Lo, and the local ‘Agrials’.

There is excellent outriding from near the property on a network of chemins ruraux.

At St. Lo there are regular show jumping and dressage competitions at all levels.

The house benefits from oil-fired central heating (renovated in 2008, with new boiler) and there is a wood-burning stove in the main sitting room. The walls are partly insulated; the roof and attic are fully insulated. Broadband internet connection (ADSL) is available.

One of the features of the house is its flexible layout. Part of the main house can be used as a self-contained annexe according to choice, since it is linked to the house by only one door at ground floor level. The annexe comprises the reception room, the utility room with its shower room, and bedrooms 4 and 5 with en suite shower, basin and WC, accessed by stairs from the reception room.

The stables, barns and other outbuildings around the courtyard , all built around the same period as the house, have undergone substantial renovation over the past three years (extensive work on walls, roofs, guttering and woodwork).

The run of barns in the stable yard consists of the following:-
Stable 1 - 4.9m x 3.6m
Tack room – 4.9m x 4.3m
Stable 2 – 4.9m x 3.3m
There is extensive storage for hay above this area

Feed room - 5.1m x 2.4m
Store room - 2.5m x 2.4m
Wood store - 3.9m x 2.4m
Stable 3 - 5.1m x 3.5m
Stable 4 - 5.1m x 2.4m
Stable 5 - 5.1m x 2.8m

There is a further large stone barn with the following internal spaces:
4 Stables @ 3.6m x 3m
Internal Passage: 7m x 2.9m
2 car garage: 3.9m x 9.5m with substantial Hay Store above
3 Small Stores: one of which houses the oil tank
Machinery store: 7m x 3.6m

“Boulangerie” 9.5m x 4.5m. The former Bakery in the garden consists of the fully restored old bread oven and open-sided machinery store. Extensively restored in 2007 – new roof and new handmade oak A-frame, repaired chimney-stack etc.

The gardens of approximately half a hectare surround the house with fine lawns, hedges, and flower and shrub borders. There is a good sized natural pond fed by the water table/spring. This beautiful pond is home to Koi Carp, Goldfish and water lilies, and has a water circulation fountain. In the rear garden is a south-facing patio/terrace.
Within the grounds (near to the house) there is an artesian well providing a constant supply of water.

The balance of the land is divided into five paddocks, four with substantial post & rail fencing and 5-bar gates. All posts are fixed in concrete, and all rails are coach-bolted to the posts. The fifth paddock is enclosed by electric fence.
One of the paddocks boasts an international-sized (60m x 20m) sand arena installed in 2007. A comprehensive drainage network laid prior to installation of the base, membranes and surface sand, ensures superior drainage. Despite the heavy rain of recent winters, there has never been any standing water on the arena.

The total site extends to approximately 3.9 hectares (9.63 acres).

Mains water and electricity are connected. Septic tank drainage.
