The Manoir
The Manor House has been completely renovated inside and out, and benefits from oil-fired central heating and hot water; underfloor heating on the ground floor, radiators upstairs. The house has double-glazing and a good energy efficiency rating. Mains water and fosse septique with current certificate of conformity.

Dining room (60m²) with fireplace. Third entrance with an old wooden staircase to the first floor, shower room with WC and wash basin, large office (25m²). Tiled floors throughout.

Upper Floors
On the right:
  • On the first floor, two bright and airy bedrooms, each with its own bathroom and WC.
  • On the second floor, One large bedroom with bathroom and WC.
On the left:
  • A corridor with large wardrobes along its full length, and two bedrooms. Large bathroom, separate WC, bedroom with shower and WC. Access door to large attic from the landing.

The manor house has a small garden to the rear and sits at the top of a courtyard, surrounded by several buildings. To the right, a partially renovated cottage next to an open-fronted barn, workshop and garage. Facing the house across the yard are 3 foaling boxes with CCTV plus a large box behind, a hay barn, grain store, and a block of 3 boxes. To the left of the house, a large building consisting of 6 boxes plus an independent apartment with bathroom, separate WC, kitchen and store room on the ground floor, and a large bedroom/office on the first floor.

Behind the Manoir
  • Block of 2 stalls with small attached grass enclosures, a large hay barn and an old stone building, currently used for cattle.
  • Large equipment barn (for tractors etc.), small building (former bakery) for foals in winter.
  • Block of six boxes of 3.5m x 3m, and a large barn of 25m x 17m (currently cattle stalls).

The land belonging to the property totals 35 Ha (86 acres), a large portion of which surrounds the manor, enclosed by hedges and electric fence. The rest lies just over a kilometre from the house. The owners rent a further 8 Ha (19.7 acres) a few metres from the boundary. This arrangement could probably be continued by a new owner if desired.

Water supply: Mains water to the manor, choice of mains or well water to the fields.

There are no rights of way across the property

There is a single small cottage 20 metres outside the front courtyard, hidden from view by a wall; very quiet and friendly neighbours.

Mild wet winter; moderate, sunny summer (min. temp. around 20°C), influenced by the proximity to the sea. The manor is south-facing and enjoys a bright outlook all year round.
