Chabanais is also 15km, with the same sort of amenities.

Tourist Facilities:
The property is situated between the 2 large lakes of the haute Charente. The lake in the village of Massignac is well-known for its fishing; the other lake is 4km away and has beaches, restaurants, nautical centre and an equestrian centre.

Schools:
Primary school in the village of Massignac and the secondary school is in Montemboeuf, which is less than 10km away. All are served by the school bus which collects from the door.

Equestrian:
The area is well-served. Within 15km of the house there are about a dozen equestrian centres. Feed suppliers, vets and competitions are well-established in the area. I do not know about farriers as I do not have horses myself. There are many, many kms of tracks and quiet roadways for riding through gently rolling countryside.

House details:
The house is an old farmhouse that has been renovated. There are plenty of original features such as beams and exposed original stone walls. The rooms are as follows:

Living Room: 4.80m x 5.80m. Tiled floor, wood burner.

Dining Room: 3.70 x 5.90m. Wood burner in chimney breast, carpeted.

Kitchen: 5.40m x 3.60m. Fully fitted with integral dishwasher, fridge/freezer, oven, microwave and hob.

Utility Room: 2.30m x 3.20m. Fitted with sink and units, plumbing for washing machine.

Office / Bedroom: 2.70m x 4.10m. Carpeted.

Bedroom 4: 3.30m x 3.10m. Exposed stone wall, door onto rear garden.

Ensuite Shower Room: 2.30m x 2.10m. Shower, sink, WC.

Bedroom 1: 5.10m x 4.50m. Exposed beams, velux window, tiled floor. Ensuite bathroom 1.90m x 2.80m. Bath with shower over, sink, WC.

Bedroom 2: 4.10m x 4.40m. Exposed beams, tiled floor. Ensuite shower room 1.9m x 2.80m shower, sink and WC.

On the first floor:
Bedroom 3: 4.10m x 6.30m with exposed beams, exposed original stone. Ensuite shower room 2.40m x 2.00m shower, sink, WC.

Attic, undeveloped but could house 3 beds plus bathroom 11.20m x 5.60m.

Above ground swimming pool. Original bread oven.

Outbuildings:
2 barns attached to the house:
Barn 1 has double doors to the front and a small side door access to the briars. Partial concrete floor. Water and electricity.
Barn 2 has double doors to front and rear. 2 separate rooms with concrete floors, electricity. There is a portion of this barn which is separated by a stone wall with a single door access to the front. This barn would make excellent stables and tack/feed room.

A lean-to shelter exists in one of the fields which would convert well into a stable. Water is also located here.

Heating:
The house is heated by 2 log burning fires. Where extra heating is required electric heaters are installed. Water is heated by 2x 200l chauffeau water heaters.

Land:
The property totals just under 5 hectares of flat well drained land situated adjacent to the house. 5100 sq m is woodland, 40272 sq m is field partially fenced by traditional sheep fencing and natural hedging. 4545 sq m is house and garden. A local farmer kept his horses on this land for several years.

Water:
The house is supplied with mains water. There is a well for the house which has joint ownership with the neighbours and is detailed as such in the acte de vente.

Septic tank:
The property benefits from 2x 3000l fosse septique tanks each with a 25 m filter bed. These were installed in 2006 and were inspected in Nov 2014 and conform. These were installed as the house used to be run as a successful B&B and so can accommodate significant occupancy for the house.

Equestrian facilities:
The property is not currently used as an equestrian property therefore there is no manège, stables etc. but the layout, land and other facilities mean this property could be converted into an excellent equestrian property.

Restoration work:
We bought the property in 2004 and have installed the fosse, renovated a garage into 3 beds + 3 ensuites with the necessary planning consent.

Potential income:
The property has been run in the past as a B&B. It is ready to be re-established with 3 en-suite rooms to let as doubles / family rooms which are separate to the owners 2 bed accommodation. Alternatively, with minor alterations the 3 letting rooms could be set up as a 2 bed self-contained gite.

There is also the possibility of purchasing under separate negotiation a garden maintenance / property management business which currently has 17 contracted clients who have their grass cut twice per month between March and November. This typically involves 35 hours of mowing time for an annual income of around 15000 euros. All customers are within 20km of Massignac.

Taxes foncieres:
1135.00 euros was paid in 2014.
