Tourist Facilities:
The property is situated between the 2 large lakes of the haute Charente. The lake in the village of Massignac is well-known for its fishing; the other lake is 4km away and has beaches, restaurants, nautical centre and an equestrian centre.

Primary school in the village of Massignac and the secondary school is in Montemboeuf, which is less than 10km away. All are served by the school bus which collects from the door.

The area is well-served. Within 15km of the house there are about a dozen equestrian centres. Feed suppliers, vets and competitions are well-established in the area. I do not know about farriers as I do not have horses myself. There are many, many kms of tracks and quiet roadways for riding through gently rolling countryside.

House details:
The house is an old farmhouse that has been renovated. There are plenty of original features such as beams and exposed original stone walls. The rooms are as follows:

We bought the property in 2004 and have installed the fosse, renovated a garage into 3 beds + 3 ensuites with the necessary planning consent.

Potential income:
The property has been run in the past as a B&B. It is ready to be re-established with 3 en-suite rooms to let as doubles / family rooms which are separate to the owners 2 bed accommodation. Alternatively, with minor alterations the 3 letting rooms could be set up as a 2 bed self-contained gite.

There is also the possibility of purchasing under separate negotiation a garden maintenance / property management business which currently has 17 contracted clients who have their grass cut twice per month between March and November. This typically involves 35 hours of mowing time for an annual income of around 15000 euros. All customers are within 20km of Massignac.
