Renovated to a high standard in 2005 this characterful 4 bedroom relais de chasse has a separate 7 bedroom stone-built gite that can be let as 3 ensuite rooms each with private access and a self-contained 3 bed house (with planning to add two more ensuites). Set in a lovely verdant valley with stream and lush organic pasture land, the complex has a successful track record as a venue for ‘green’ seminars and weddings. It would be perfect for large or extended family groups or for someone looking to earn an income without having visitors actually in their home.

The 4 bedroom relais has a professional kitchen, chambre froid, arrière-cuisine, and a restaurant with foyer and toilets with disabled access. Two of the bedrooms have a private terrace, one also has its own sitting room. A separate seminar room is ideal for exercise classes or for conversion into a small cinema. There’s also extensive cellarage with a sauna, small office and useful preparation area.

This ancient property with its separate gite, a former hunting lodge, nestles in a peaceful valley in a gloriously unspoilt corner of the ‘Languedoc-Roussillon’, which borders the French regions of Provence-Alpes-Côte d’Azur, Rhône-Alpes, Auvergne, Midi-Pyrénées on one side, and Spain, Andorra and the Mediterranean Sea on the other. It is the southernmost region of mainland France. The land is a mix of riverside pasture and woods. There are Victorian crayfish basins and a stone bothy in the woods. A further small house (a ruin), a riverside building plot and a substantial car parking area complete the scene. The whole is set in approximately 17½ hectares, (44 acres).

The Languedoc is famed for the sophistication of its cities as much as for its geographical beauty. Vibrant Montpellier is known as the Paris of the south, with world-class facilities and great dining. Languedoc oysters are the best in France!

The immediate area is renowned for the natural beauty of its pristine rivers, mountain springs, gorges, and cirques. Home to rare wild orchids and other endangered species, it attracts botanists from all over Europe. Some of the local attractions and activities include swimming, riding, coarse fishing, canoeing, canyoning, golf, climbing and hunting. The famous spa of Avène is approximately 20 minutes by car, so too are the thermal waters and Casino of Lamalou les Bains. For days on the beach, the coast is less than an hour. The stunning Lake Salagou, with water sports at one end and spirulina growing at the other, is approximately 45 minutes by car. The A75 to Paris is 15 minutes and the International Airport of Montpellier, approximately 45 minutes.

The nearest village has a shop, bar, hotel, fine dining, an outdoor swimming pool complex and river with trout fishing. Well situated on the borders of the National Park of the High Languedoc, its narrow medieval streets and beautiful chateau make it a popular destination with both locals and international visitors.

The property is almost equidistant between the bustling little town of Bedarieux and the cathedral city of Lodève with its popular Saturday market, English library, tea house, cinema, hotels and excellent shopping facilities. Bedarieux also has an excellent market on Mondays and all services and amenities.

Primary school in the local village, approx. 6km; secondary school at Lodève, 20km.

Specialist equine clinic at Clermont L’Hérault with the nearest vet in Bedarieux or Lodève.
Travelling farriers available locally and local co-operatives for feed deliveries.

Accommodation and Amenities
The property was refurbished in 2004/5 and is designed to accommodate small groups. It has a professional kitchen and the usual offices you’d expect of a former boutique hotel, as well as a small laboratory.
