This semi-detached Breton longère stands on a no-through road in a quiet hamlet of just 6 properties. The house is built of solid stone walls under a pitched slate roof, with the rear extension being of breeze block with an asbestos roof. About 1km away is a small village, where there are 2 bars, a church and a primary school.
The nearest town is Gourin (8km) with all the usual shops -bakeries, post office, butchers, 2 pharmacies, banks and some good restaurants. There are also 2 supermarkets, each with a petrol station.  The town also has doctors and dentists surgeries, a cinema and a nice outdoor swimming pool.
At 25km, the town of Carhaix Plouguer has a very good cinema and theatre and a super swimming pool complex.  Carhaix is a thriving town with all amenities and the wonderful pop concert in July 'La vielle charrue'.
The nearest City is Lorient (47km to the south) which has many tourist attractions and music festivals.
Being pretty much in the centre of Brittany, all coasts are within an easy drive; the closest beaches, being to the south, are Larmour Plage and Guidel Plage (both about 45k).  Brittany’s Rose Granite Coast is about 100km to the north, where the port of Roscoff has daily ferries to Plymouth.  The port of St Malo (175km) has daily ferries to Portsmouth.  The nearest airport for cheap flight is Dinard (164km) with flights to London, Stansted and East Midlands airports.  There are airports with UK flights at Lorient, Brest, St Brieuc and Quimper.
There is a primary school in the nearby village, 2 secondary schools in Gourin and 1 in Le Faouet (10km).
There are small riding schools/equestrian centres in most of the local towns - the closest being in the local village, as well as in Langonette, Gourin, Le Faouet and Scaer.  There is a big equestrian centre with indoor schools at Carhaix, which does regular competitions during the summer months.
There are feed/bedding suppliers in Gourin, Le Faouet and Carhaix. There are good local farriers who hot shoe on site. There is a small animal vet at Gourin and large animal vets at Le Faouet and Scaer. A public bridleway passes right by the house, and leads to other outriding.

The garden surrounds the house and is fully enclosed.  There is a semi-circular front garden laid to gravel with some shrubs and a patio area.  The rear garden is split into 2 sections lengthwise - a lawned area with gravelled patio area and small flower bed, and a parking area with 4 bay dutch barn to the rear.  The barn contains 4 built-in boxes for horses (each measuring 4.3m x 3m) and a shed/tack room.
The house benefits from an oil-fired central heating system with a new PVC 1500 litre oil tank, which was installed in September 2015.  There is also a wood-fired boiler connected to the same system, but this has never been used by the present owners, who do not know if it is in working order. There are wood-burners in the kitchen and lounge and an insert wood-burner in the dining room.
The Land
The entrance to the field is about 100m from the house down a very quiet no-through road.  The land extends to just over 7.48 hectares, split up as follows:
The large undulating mature pasture is approximately 5.5 hectares surrounded by mature trees.  At the entrance to the field is a vegetable/fruit garden with polytunnel.  There is approximately 1 hectare of pine woodland and then a fairly steep descent to a further hectare of river meadow bordered by the river.  None of the fields have permanent fencing; the owners use electric fencing and plastic posts.

There is a river bordering the 2 small fields, which does flood at times of extreme rain (probably about twice in the winter).  However this would never flood the main field or the house as the field slopes quite steeply down to the river meadows.

The house is on mains water with a meter in the front garden.  Water for the field is available from the river.
The property is served by a fosse septique, which passed inspection in 2008 and is emptied annually.  This will be inspected prior to sale, as the law requires.
